What are some key factors when looking for your next flip?

We all know the first main factor is finding a house with "good bones". Everyone knows that you need a strong foundation in order to feel secure in your investment, unless you're planning on starting from scratch.


From here we want to know about any drainage issues depending on the area to see if flooding will be a problem. After that we want to know how the roof is holding up. Will it need a patch job or a full repair job? How is the flooring? That would be another main question to ask to see what path will need to be taken? (i.e. Is there wood involved, any molding, warping or serious damage. Carpet, is there molding, are we ripping them up, what's underneath?) How new is the water heater? How are the pipes in the house holding up?


There's going to be some unexpected surprises, almost guaranteed. All you can do is be thorough as possible and be prepared for the unexpected!
